How much can I borrow with a Utah reverse mortgage?
The 2026 FHA HECM loan limit is $1,249,125. The actual amount you can access depends on your age (older = more), current interest rates, and your home’s FHA-appraised value. A 75-year-old with a $600,000 Salt Lake City home might access $300,000–$380,000, depending on rates.
Do I have to pay property taxes in Utah with a reverse mortgage?
Yes. Utah homeowners must continue to pay property taxes, homeowner’s insurance, and HOA fees (if applicable). Failure to do so can put the loan in default. Note: Utah offers a property tax abatement program for low-income seniors 65+ that can reduce this obligation — ask Justin about coordinating this.
Are reverse mortgage proceeds taxable in Utah?
